Roofing materials and their replacement

You choose roofing for 40 years. The pitch, roof truss load capacity, local weather conditions and the desired appearance of the house are decisive factors. Below is a comparison without prices; costs vary by brand and scope and will be provided in the quotation following an inspection.

Selection criteria

How the roofing replacement process works

Removal of old roofing material, inspection of battens and roof structure, new underlayment and counter-battens, battens according to the spacing required by the roofing material, laying, ridge tiles and corner pieces, sheet metal work, cleaning. A sound roof structure is not replaced, so this replacement is faster and cheaper than a full reconstruction. If the old roofing material is eternit, we will arrange authorised removal and disposal of asbestos.

Questions we are asked

Can I use tiles instead of sheet metal?

Only if the roof structure can support it. Tiles are five times heavier than sheet metal, so we first assess the rafters, spacing and condition. Sometimes adding purlins is enough; other times it is safer to stick with lightweight roofing.

Is a fired clay tile better than a concrete one?

Clay tiles have a longer lifespan, more stable colour and better frost resistance; concrete tiles are cheaper and dimensionally more precise. Both are a good choice; the difference lies in price and appearance.

Do I need a permit to replace the roofing material?

Replacement with the same type and colour is usually not required. A change in appearance or a property in a heritage zone typically requires notification. We will verify this before starting work.
